How to Prepare Your Perth Home for Winter: Roof, Gutters & Drainage

Colorbond and Zincalume roofs common in newer suburbs like Baldivis, Ellenbrook, and Butler are generally lower maintenance, but they’re not immune to problems. Check for loose or missing screws, particularly at ridge lines and valleys. The rubber washers under roofing screws degrade in Perth’s UV conditions, eventually losing their seal. Rust spots around screw holes indicate the washer has failed and water is penetrating.

Drainage and Soakwells

Check that soakwells are accepting water by running a hose into the nearest downpipe and observing flow.

The City of Perth and most local councils require stormwater to be contained on your property via soakwells rather than directed onto neighbouring land or footpaths. If your soakwells are full or collapsed — common in properties over 20 years old — they’ll need to be replaced or additional capacity added.

Exterior Sealing and Waterproofing

Walk around your home and check for gaps around window and door frames, cracks in rendered walls, and deteriorated caulking. Perth’s extreme summer heat causes expansion and contraction that opens up sealant joints over time. A tube of quality exterior caulk and an hour of your time can prevent significant water damage during winter storms.

If your exterior paint is chalking, peeling, or cracked, it’s no longer providing a waterproof barrier. An exterior repaint before winter is a worthwhile investment that protects the substrate beneath while refreshing your home’s appearance.

Inspect exterior paint condition. Clear garden drains and check that site levels direct water away from foundations. Address any issues before the first heavy rains arrive in May.
