Once approved, we book the licensed trades for specific dates and hold them.

Daily updates. If something comes up behind the walls, we pause and talk first.

5. Handover

Final walk-through with you. All compliance docs handed over. Everything cleaned down.

About Our Project Management Work

Project management is the thing most renovation quotes assume is free — and it’s the thing most renovations fail at. The plumber arrives before the electrician, the tiler goes down before the waterproofer signs off, the cabinetry is delayed three weeks and nobody tells you until the tradie turns up to an empty site.

We don’t sub-contract the management. James personally scopes the project, writes the schedule, books every trade, and runs the daily coordination. You make decisions with him — not with whoever happens to be on site that day. When something unexpected comes up (and something always does), you hear about it the same day, in writing, with the options and the pricing.

It’s not a glamorous service. But it’s the difference between a renovation you remember for the result, and one you remember for the stress.

Every project starts with a written scope and a written schedule. Every decision gets logged. Every variation gets priced before the work happens. No surprises on the final invoice, no “oh we didn’t include that” at the end.

It’s built into every quote we give — itemised, so you can see exactly what you’re paying for. We don’t hide coordination under generic “labour” lines. You can compare apples to apples with other builders.

Sometimes. We’ll assess whether your chosen trades will work together and be sequenced properly. Where there are obvious compatibility issues we’ll flag them upfront. You won’t be forced to use our network if yours is solid.

We document every variation in writing before the work starts — photo, description, cost, time impact. You approve or reject. No “we found something extra, that’ll be $2,000” conversations after the fact.

If a trade no-shows, we have backup contacts. Poor work is re-done at the contractor’s cost before payment releases — we hold back trade payments until we’ve inspected. You don’t pay for work you’d reject.

For structural work (removing walls, extensions, second storeys) you’ll need a registered builder. We either coordinate a builder we know or manage around a builder you’ve chosen. For non-structural renovations, project management + licensed trades is usually enough.

Daily progress updates via text or email during active work. A weekly summary email. Same-day notification if anything changes the schedule or scope. You choose how often you want to hear — some clients want every detail, others want big-picture only.

Fine by us. We’ll keep you in the loop on every decision and you can be as involved as you want. The point is you’re not FORCED to be — the default is we handle it, and you can dial up your involvement on the bits you care about.

Either a percentage of the total job value (typically 10–15%) or a fixed fee set at scoping. The quote will specify which. Either way it’s transparent upfront, not a surprise line item at the end.
